Land Values, Land Management
and Invasive Weeds


This course specifically designed by REALTORS to meet needs of real estate licensees is a cooperative effort between the Montana Board of Realty Regulation, Montana Association of REALTORS, and the Campaign Task Force to help reduce risk during land transactions. This four-hour four-credit course is approved by the Montana Board of Realty Regulation and is available in your area if you gather together more than five interested participants and work with your weed district coordinator to schedule a time and location. They're Only Weeds, Right?

Here in Montana, land is a valuable commodity that is not taken lightly. With ranching and farming serving as two of our greatest sources of income, no one can afford to have our land devalued by noxious weeds.

What is your responsibility as a real estate liscensee? How do noxious weeds affect property owners, buyers, and realty personnel? What does the law say about real estate licensee responsibility to disclose the presence of noxious weeds on properties? You will learn the answers to these questions and more when you take the Land Values, Land Management, and Invasive Weeds course offered by Montana's Statewide Noxious Weed Awareness and Education Campaign and the Montana Association of REALTORS.

The REALTOR/DEVELOPERS/LANDOWNERS Target Audience Sub-Committee completed the REALTOR MODULE in June, 2001. The sub-committee members include: Fred Bell, Bob Brister, Adam Brooks, Jay Cole, Julie Dolan, Tom Greason, Larry Hoffman, Alan Knudsen, Kelly Leo, Marty Malone, Dave Martin, Leah Olson, Mark Petroni, David Schulz, and Carla Hoopes.

A Course on Weeds?

As part of the continuing education that real estate licensees must undergo, the Land Values, Land Management, and Invasive Weeds course fulfills 4 elective credits. The four-hour course is structured to provide real estate personnel with knowledge of the top five invasive weeds in your area, their impacts, how noxious weed presence and control influences property values, and liability issues that are crucial to upholding the law, creating better informed buying and selling transactions, and reducing risk. This course also helps licensees know when and how to contact a local weed expert.

Do I Need to be a Weed Expert?
Liability issues and risks are associated with disclosure and non-disclosure related to noxious weed issues. You don't need to become a weed expert to learn about these issues. The course objectives include:

- Reduce risk of liability

- Understand how management plans against weeds affect land values

- Identify noxious weeds in your district and how they affect land values

- Know when a weed expert should be consulted and how to contact them

- Know all of the information resources available to you

Will I Be Bored?

The four-hour course is structured so that learning and fun are the top priorities. The fast paced environment keeps things exciting and activities range from group activities to a weed trivia game at the end. A slide show on noxious weed awareness and prevention is available as either a part of the course or as a separate presentation.

How Do I Take the Course?

We can present the course for as few as five people and as many as 50+. Find out when the module is in your area and/or generate enthusiasm in your area and invite us to come. Contact your local weed district coordinator to set up a time and location.

Presenters Update on the Status of the Montana Board of Realty Regulation 4-credit Education Module - "Land Management and Invasive Weeds"

The 4-credit continuing education module that evolved from work in early years by Reeves Petroff, Celestine Duncan, Roger Sheley, and many others is approved for the Environmental Issues category under the list of MANDATORY credits, 12 of which are required every year of all real estate licensees. Beginning 2003, "Land Management and Invasive Weeds" will be listed as mandatory. This mandatory status is a result of the refinement efforts of the Statewide Noxious Weed Awareness and Education campaign REALTOR/DEVELOPER/LANDOWNERS Target Audience Committee followed up by the work that Bruce Lay, a real estate professional, and enthusiastic County Weed Coordinators have done assisting in presentation of this module in several test locations in Montana.

Teacher Accreditation is required to present this course through the Montana Board of Realty Regulation. The application forms are available on the Montana Department of Labor website. You may present this on your own or through the Montana Board of Realty Regulation. If you choose to apply for instructor status and present the approved course, you can notify them of the date of your workshop at least four weeks ahead of time and they will list your date, location, time, and course name on the Internet site www.mtmar.com

If you are interested in presenting this course, you have several options. You can tackle it on your own. You can ask for assistance with course materials and coordination of other weed experts as presenters from Carla Hoopes at 406-994-5683 or choopes@montana.edu

You may access course materials by selecting "products" and "Realtor Workshop" on the Internet site www.weedawareness.org

You may ask Bruce Lay at 406-222-0304 (Maverick Realty) to work with you to take charge of the presentation protocol. Bruce charges a fee and you can work that out with him. Bruce works closely with county weed experts and he has shown to be sincere in his process of putting on an excellent program. You may also choose to have your local real estate organizations host your workshop. They will charge a registration fee to cover the costs of the meeting room, marketing the workshop, and managing all aspects of getting a good crowd (there is a history of $30 to $35 registration fee). You can tackle this aspect on your own and charge or not charge a registration fee using the proceeds to cover your costs and/or future educational endeavors. You may choose to use these proceeds as matching funds for educational grant proposals. If you choose to write educational grants for this workshop, you may ask Carla for assistance.
